Eric Ligman has been named the Director of Bosshardt Realty Services’ Commercial and Land Division. Eric, 43, has been at Bosshardt Realty Services since August 12th 2004, during which time he has developed extensive knowledge of North Florida’s real estate market and an unmatched devotion to client needs. Eric has greatly influenced the transformation of North Florida’s landscape by brokering deals with national and regional companies alike, including Pennsylvania Real Estate Trust (PRET), TD Bank, Campus USA Credit Union, Sunstate Credit Union, Encell Technologies, and RaceTrac.

Aaron Bosshardt said “I’ve had the pleasure of working with Eric since the start of his career. He has built a loyal following based on his energy, enthusiasm, and passion for real estate. I’ve never known an agent willing to work as hard.”

Eric was introduced to the world of real estate in 2004 with the purchase of personal investment properties. At the time Eric, an avid tennis player, was a tennis pro at DB Racquet Club who was dabbling in investment real estate. Eric says he was really impressed by the well versed staff, and “how great Bosshardt [Realty Services] was in general.”

“Bosshardt has done a tremendous job of laying a foundation of core values specifically in regards to honesty and integrity in the industry.” Eric says. “Aaron (Bosshardt) and Bosshardt Realty Services hold the industry to the highest values of integrity and professionalism.”

In addition to the integrity of Aaron and the company, Eric believes Bosshardt Realty Services stands out against the competition by being the only full service local brokerage specializing in marketing locally to buyers and tenants. He also credits Bosshardt Realty Service’s reach for their success. “We have offices throughout the state in addition to having 4 local offices that are in submarket locations.” Eric says he feels Bosshardt offers the best service for tenant representation, corporate acquisition and disposition for assets, 1031 exchanges, and land development. “We have the experience to help customers navigate their needs, while being mindful of the smart development of Gainesville.”

Being a local commercial real estate investor himself means he understands the business investor side of things, and enjoys taking part in the process from concept development, to raw land, to site plans to turn key service. “Not only can I sell a piece of land but I can advise on plans for business development. I am able to be an advisor of plans from A to Z.”  Eric is well connected within the community and prides himself with having the best contacts from area architects and engineers, to experts in zoning changes and  special use permits.

Eric’s success is based on the trust and respect he has earned from his clients by his  tireless work ethic, innovative ideas, and candid advice. “People come to you with 100 percent trust and I’m able to help people take an idea and make it a reality.”

Ashley Robertson of Finchberry Soapery credits Eric with helping her find the perfect new location for her soap company. “We had completely outgrown our current location, and had been independently looking for a larger location for over year.” Ashley says Eric was able to get her into a location four times larger in under a month with ease. “He made everything seamless. I don’t usually buy commercial real estate, but he held my hand along the way.”

When he is not helping clients, Eric enjoys spending time with his family, traveling, fishing, and playing tennis. He also enjoys being involved in the community, citing Bosshardt’s community involvement as one more layer to the “Bosshardt advantage.” Eric has recently joined the board of St. Francis House. “They have been doing a fantastic job for 24 years, and I’m inspired to help them grow in their mission.” Eric also finds innovation and improving efficiency of construction exciting. He is always mindful of environmentally friendly practices and green standards, and says “when I look at my kids, and think about their futures, I feel a responsibility to leave less of a footprint.”

Eric says he is eager to take Bosshardt’s already knowledgeable team of commercial agents, and restructure the roles and specialities of the team to cater to the needs of the growing demand of sub markets within the commercial market.

Eric is a member of the Gainesville Chamber of Commerce, Builders Association of North Central Florida, ICSC, URLI, CoStar, Loopnet, National Association of Realtors, and GACAR (Gainesville Alachua County Association of Realtors.) He is currently pursuing his CCIM.
